Who we are. Listing Scouts is a product of Help Equip LLC, a Washington limited liability company ("we," "us"). These terms govern your use of listingscouts.com and the Listing Scouts service.
What we provide. Listing Scouts is a setup, research, listing, and listing management service. For flat fees, we help you create rental platform accounts in your own name, build your listings, and provide demand research. While your membership is active we also manage your listings as your co-host: we adjust pricing, keep the calendar accurate, refresh listings seasonally, and respond to routine guest messages in your platform inbox during our business hours, Monday through Friday. Disputes, damage claims, refund requests, and cancellations are brought to you before anything is agreed. We do not handle your money, make reservations for you, manage any physical property, broker or resell property, take commissions, or provide legal, tax, financial, or investment advice. Where a listing depends on a resort or club stay, you make that reservation yourself, in your own account, with your own points or funds; we research and recommend, you choose and reserve. Every listing is subject to your approval before it goes live, and all decisions about what to list and what to charge are yours.
No income promises. We make no guarantee of income, bookings, or results of any kind. Results depend on what you own, your market, and applicable rules. Any examples we share are illustrations, not promises.
Your responsibilities. You are responsible for complying with the rules that apply to you, including the terms of any platform where you list (such as VRBO), the rules of any ownership or points program you belong to, local laws, and tax obligations. We will flag concerns we notice and help you find the rules that apply, but the decision and the responsibility are yours.
Fees and billing. The setup fee is a one time charge. The membership is billed annually at the tier you choose and covers the number of listing builds shown for that tier, plus on-demand research. When you buy online, the setup fee and your first year are charged together in your first payment. Memberships renew automatically each year at the then current plan price until you cancel. You may cancel at any time by emailing us, and cancelling stops future renewals; it does not refund a term already paid. All payments are final and non-refundable except where required by law. Unlimited tiers are subject to reasonable fair use.
Service agreement. Clients accept our Service Agreement, which spells out the work, the boundaries, and the Commitment in full. It is presented at checkout and in the client portal.
Working together. You agree to provide accurate information about anything we list for you, and to keep control of your own account credentials. We will never ask to own your account, and we access it only with your permission to do the work you hired us for.
Our content. The research reports, guides, and other materials we publish are owned by Help Equip LLC and are for your personal use as a client. Please do not resell or republish them.
Disclaimers and limits. The service is provided as is. To the fullest extent permitted by law, Help Equip LLC's total liability for any claim related to the service is limited to the amounts you paid us in the three months before the claim arose. We are not liable for indirect or consequential damages.
Governing law. These terms are governed by the laws of the State of Washington. Disputes will be resolved in the state or federal courts located in Washington.
Text messaging (SMS). If you provide your mobile number and opt in, Listing Scouts, a service of Help Equip LLC, may send you text messages related to your account and the requests you make of us, such as appointment confirmations and reminders, replies to inquiries you start with us, and occasional service updates. We do not send unsolicited marketing texts. Message frequency varies and message and data rates may apply. Reply STOP to unsubscribe at any time and HELP for help. The SMS program is for individuals 18 or older, and consent to receive texts is never a condition of purchasing anything.
Changes. We may update these terms and will post the new version here with a new date. Continued use after a change means you accept it.
