Koala Explained: The Owner Commission, the Guest Fee and the Payout Timeline
As of August 2026, Koala is free to list on and charges an owner an 8% commission on the listing price, collected only when the week books. Guests pay a separate 10% service fee at checkout. Koala releases the owner's payout approximately 48 hours after the guest checks in, with the bank deposit landing three to five business days after that.

The concession, up front
On fees alone, Koala costs an owner less than we do, and we should say so.
Eight percent with nothing paid up front is a smaller fee load than a flat annual plan for most owners listing a single week, and there is no version of the arithmetic where that stops being true. Koala also carries the one advantage no flat-fee service can match: if the week never books, it has cost you nothing. Listing Scouts is not free until a booking happens, and that is our single genuine competitive weakness against every marketplace in this category.
What follows is not an argument that Koala is expensive. It is the three structural details owners tell us they did not know going in.

The first structural point is in that table rather than beside it. The total taken out of the transaction is larger than the owner-side number alone suggests, because the guest fee sits on top of the price your guest sees. Eight percent on your side and ten percent on theirs is roughly eighteen percent of the whole transaction, and the guest-side portion affects how your week is priced against everything else the traveler is looking at. That is not a criticism, it is how most marketplaces work, and it is disclosed on Koala's own pricing page. It is just worth understanding before you compare "8%" to a number from somewhere else.
When the owner actually gets paid
Koala releases funds approximately 48 hours after the guest successfully checks in, and the deposit then takes three to five business days to reach the bank, processed through Stripe. Koala's own explanation is that waiting until after check-in gives it a chance to resolve any problems first, and that this is what travelers expect.
This is the detail that surprises owners most, and it is not unique to Koala — RedWeek disburses within two business days after check-in as well, and the platforms pay on their own post-arrival schedules. But it is worth doing the arithmetic on your own calendar. Peak weeks are commonly reserved nine to thirteen months ahead of the stay. If a guest books that reservation early, the money arrives when they walk through the door, not when they book.
What the owner still does
Koala is a marketplace, and the owner keeps their club account. Koala does not take over your login. What it asks of you instead:
- Confirm or deny each booking request, within 24 hours of receiving it.
- Update the reservation's guest certificate, changing the reservation into the guest's name.
- Confirm to Koala that you have done it. Koala's team verifies that every booking has been changed to the guest name.
- Meet the deadline attached to your listing's cancellation policy — strict listings must be updated immediately on booking, and the more flexible policies run to 15 or 61 days before check-in.
That is a real job with real deadlines, and it is yours. Writing the listing, choosing the photos and setting the price are yours as well.
The host cancellation policy
This is the part worth reading before you list, not after, and Koala publishes it plainly.
Once you confirm a booking you are the host of that stay, and you cannot cancel it without authorization. Koala states that any host or club cancellation — accidental, deliberate, or a lost reservation where a rebook fails — counts as an unauthorized host cancellation, and applies a fee schedule.

The reasoning Koala gives is the guest's side of it: a cancelled resort reservation can leave a traveler with non-refundable flights and nowhere to stay. That is a fair thing for a marketplace to protect against. The practical consequence for an owner is that a reservation you have listed on Koala is one you need to actively protect inside your club account, including from the club's own changes, for as long as the booking stands.
The same booking, run through each fee structure
Percentages are hard to weigh against a flat fee in the abstract, so here is the same arithmetic run through each one.
Read this as fee math, not as a forecast. The $1,000 is a placeholder chosen because it scales cleanly. It is not an estimate of what any week books for, and nothing here says a week will book at all. Substitute any number you like; the structures behave the same way.
One note on credits, because it is the question we get asked most: credits are what you spend to get the reservation. Fees are charged on what the listing is priced at. Ten thousand credits and a $1,000 listing price are two different things, which is why the arithmetic below has to be in dollars.

That last row is the whole structural difference, and it is worth saying plainly: a percentage takes more when the booking is better. A flat fee does not. On a strong week in a strong season the gap widens, and it widens again every year you own the week.
The other half of that is equally true and we will not skip it: on a week that never books, Koala's 8% costs you nothing and our fee is already spent. Which of those two risks you would rather carry depends on how many weeks you are listing and how confident you are that they will move. That is the real question, not the percentage.

Two different structures, and the honest summary is that Koala is paid out of the booking and we are paid regardless of it. That cuts both ways. A marketplace paid a percentage loses nothing when a listing sits, so there is no cost to it in listing a week that was never going to move. A flat-fee service only gets renewed if the weeks actually get used, which is why we will tell an owner which dates not to reserve. Neither of those is a knock on the other; they are just different incentives, and it is worth knowing which one you are buying.
Is Koala legitimate?
It is a real company operating a real marketplace, it publishes its fees, its payout timing and its cancellation policy openly, it verifies host identity, and it processes payouts through Stripe. Listings are typically verified within three to five business days. It works with the major brands including Club Wyndham and WorldMark by Wyndham, Marriott Vacation Club, Hilton Grand Vacations, Disney Vacation Club, Vistana, Hyatt Residence Club, Diamond, Vidanta and Westgate.

Does Koala check whether my club allows this?
Not on your behalf. Koala asks owners to check their own deeds and club rules to confirm the property is eligible for occupancy by a third party, and states it does not promote listings that are not eligible or that amount to commercial use. Verifying your own program's rules is your job before you list anywhere.
