Rialto Vacations Explained: Zero Owner Commission, and What That Means

As of August 2026, Rialto Vacations advertises no listing fees, no commissions and no membership fees for owners. The owner names the net amount they want to receive and Rialto adds its fee on top when it bills the guest. Listings are distributed to several channels including Airbnb, VRBO, HomeToGo, Google Vacation Rentals and Booking.com.

The concession, up front

On fee structure alone, Rialto's is better than ours, and their distribution is broader than a single listing.

Zero owner-side commission with nothing paid up front is hard to beat as a structure, and putting one reservation in front of five booking channels instead of one is a real advantage we do not claim to match. If the fee structure is your deciding factor, this is a serious option and you should look at it.

Where the fee actually goes

"Zero commission" is accurate and it is not the same as free. The fee has not disappeared, it has moved to the guest side.

The mechanic is straightforward: you tell Rialto the net amount you want for the stay, and Rialto marks that up when it charges the traveler. You are not paying a fee out of your payout; the traveler is paying it on top of your number.

Whether that matters to you depends on how you think about the price a traveler sees. A guest comparing your week against other options is looking at the final price, not at your net. A fee on the guest side affects that final number the same way a fee on your side would affect your payout. It is the same money in a different column, and the column it sits in changes who feels it.

One honest limitation worth naming: as of August 2026 we could not find a published percentage for the guest-side fee on Rialto's own owner pages, the way Koala publishes its 10% service fee. If that number matters to your decision, ask them for it directly before you list.

The same booking, run through each fee structure

Read this as fee math, not as a forecast. The $1,000 is a placeholder chosen because it scales cleanly. It is not an estimate of what any week books for, and nothing here says a week will book at all.

Credits are what you spend to get the reservation. Fees are charged on what the listing is priced at. That is why the arithmetic is in dollars.

What is not in the fee

This is the actual comparison, and it is not really about the percentage.

A distribution platform puts your listing in front of travelers. What it does not do is decide which resort and which dates to reserve in the first place, read your club's rental policy before you spend credits on a week you are not permitted to list, write and photograph the listing, price it against live comparable listings in that market, or answer the guest who messages on a Tuesday afternoon asking whether the resort has a kitchen.

Those are the hours. If you are happy doing them, a zero-commission distribution platform is an efficient way to get the listing seen, and you should use one.

Where we're different

We start before the reservation exists. Rialto begins with a week you have already reserved. We begin with research on which resorts and dates draw demand, and a read of your club's rental policy before you commit a single credit. If your program does not allow it, we tell you on the first call and there is no charge.
