How to List Your Vacation Club Week Yourself: The Full Process

You can list a vacation club week yourself, and the only money it costs is the platform's own fee: on Airbnb most hosts pay 3% with the guest paying roughly 14.1% to 16.5%, or 15.5% on the host-only fee model; on VRBO pay-per-booking it is a 5% commission plus a 3% payment processing fee. Everything else is your time. As of August 2026, here is the whole process.

The concession, up front

Doing it yourself is free, plenty of owners do it well, and if you have the time and you enjoy the work, that is our honest recommendation.

The platform fee comes out of the payout either way and it is identical whether a service is involved or not, because it is between you and the platform. Nobody can save you from it, ourselves included. What a service saves you is hours, not fees.

So read the list below and count. If the answer is "I would enjoy that", do it yourself and keep the money. That sentence is worth more to us than a testimonial we do not yet have.

Step one, before anything else: check your club's rules

Do this first, because it is the only step that can make all the others pointless.

  1. Find your club's governing documents. They are usually in the owner portal under member documents, program rules or the club directory.
  2. Search for the words rent, rental, commercial, and transfer.
  3. Look specifically for a commercial use restriction. Many programs allow an owner to let another person occupy a reservation and restrict renting as a business activity, and the line between those two is where owners get into trouble.
  4. Find the guest certificate process, what it costs, and how far ahead it has to be filed.
  5. Check whether your contract vintage matters. Rules get amended, and older contracts sometimes sit under different terms.

If your program does not allow it, stop here. Nothing further in this article is worth doing, and no listing service should be selling you past that answer either.

Step two: reserve the week

Nothing can be listed until there is a confirmed reservation with real check-in and check-out dates in your own account, made with your own points or credits.

This is the step nobody can do for you, on any option in this comparison. It is also where most of the outcome is decided, because you are choosing the resort, the market and the dates before you have any idea what demand looks like. Two things worth knowing:

Step three: set up the listing account

  1. Create the host account on Airbnb or VRBO in your own name.
  2. Complete identity verification. Expect this to take a few days.
  3. Set up payout details and confirm the bank account.
  4. Set your tax details.
  5. Read the platform's rules on listing accommodation you do not own outright, and be accurate about what you are offering.

Step four: build the listing

This is the part that separates a listing that books from one that sits.

  1. Photos. Use the resort's own gallery only where you are permitted to, and get real photos of the actual unit type where you can. Travelers scroll past listings whose photos do not show the room they will sleep in.
  2. Title. Name the resort, the location and the unit type. This is the line that decides whether anyone clicks.
  3. Description. Describe the unit honestly, then the resort, then the location. Say what is on site, what is walkable, and what is a drive.
  4. Amenities. Fill them in accurately, including the ones you do not have. Every wrong amenity is a bad review waiting at check-in.
  5. House rules and occupancy. Match the resort's actual limits, not what you wish they were.
  6. Check-in instructions. Explain that the guest checks in at a resort front desk, what name the reservation is under, and what identification they will need.
  7. Price. Open the platform, search your resort's town for your exact dates, and look at what comparable units are actually listed at. Not what you hope. What is on the screen.
  8. Cancellation policy. Choose one you can honor given your club's own cancellation rules, which are usually stricter than the platform's.

Step five: run it

The listing going live is the middle of the job, not the end.

  1. Answer guest questions. Response time affects how the platform ranks your listing.
  2. Adjust the price if the dates approach without interest. This is the single most common thing self-listing owners do not do.
  3. Once a guest books, file the guest certificate and put the reservation into the guest's name inside your club account, before your club's deadline.
  4. Keep the reservation intact. A cancelled reservation on a confirmed booking is the worst outcome available on every platform.
  5. Handle the stay: pre-arrival message, front desk details, and whatever comes up.
  6. Review the guest, and ask for a review back. Reviews are what make the next listing easier.

What it costs, run through the fee structures

Read this as fee math, not as a forecast. The $1,000 is a placeholder chosen because it scales cleanly. It is not an estimate of what any week books for, and nothing here says a week will book at all.
